A recent lodger has currently moved out and we're in the midst of a dispute over the deposit. (I won't give it back due to damage she caused). If this matter were to be escalated and I don't have the annual check certificates, how much trouble could I be in? Bearing in mind she has now moved out. Unless it is an HMO, in which case you need to get an electrical inspection certificate every five years.
