You need to be very careful about allowing illegal things as I understand that you are liable. I am not a criminal law lawyer so cannot quote chapter and verse however.

To be on the safe said you should say that anything which is not strictly legal is prohibited. However realistically I suppose the likelihood of you actually being prosecuted or sued for anything is fairly remote.

Note that our lodger agreement prohibits any illegal activity.

To what extent am I liable if illegal things take place in my house? I wouldn't allow drugs or drug dealing, but may turn a blind eye if my lodger was downloading pirate movies, had bought something that they knew to be stolen/'fallen off the back of a lorry'(though I would discourage this, and would not accept stealing/fencing etc) illegally accessing software with hacked licence keys, downloading free music illegally, not paying tax on their business dealings etc

https://lha-direct.voa.gov.uk/Secure/Default.aspx
will take you straight to LHA direct where you can find out the rates by entering the postcode but remember that under 25s will only be entitled to the 'shared room' rate
