		<description>No one can guarantee or predict exactly how things will work out after someone&#039;s death, but I think it very unlikley indeed that a lodger resident at the property under a properly signed lodgers agreement would be able to make any claim against the property unless he had been left something in your will or was entitled to bring a claim under the intestacy rules (basically spouses and close family).  

However if this really worries you, I suggest you speak to a solicitor who does wills trust and probate work and pehaps get a proper will drawn up.</description>

		<description>I would like to raise a disclaimer between my long term lodger and myself that in the event of my death he cannot claim any part of the property by either saying that he has lived here a long time or that I may have said that he could have a percentage of the value.  I haven&#039;t said anything of the kind but you do hear terrible stories and I  want it made absolutely clear that he has no claim on my property.</description>
