Property Condition

Lodger Landlords are not subject to the same rules as ordinary landlords.  However, this does not mean that there are no rules at all!

For example, Local Authorities have a general duty under the housing legislation to ensure that all residential properties in their area is in a fit and proper condition.

They may tend to use these powers mainly for HMOs, but that does not mean that they do not exist!  

There are also quite a lot of regulations, for example regarding gas appliances, which you will need to comply with.
